CNN Money reports that the average hotel occupancy rate in Los Cabos has risen to 70% this year, hitting an astonishing 89% occupancy during last year’s high season. Rental rates have also increased a staggering 21%, putting the average cost for a hotel room at over $200/nt.

With the advent of the North American Treaty, the Mexican government recognized that it was critical to make foreign investment in Mexico safer and easier than ever. Property ownership by Americans or Canadians is granted through a Mexican property trust called a “Fideicomiso”.
With your Fideicomiso, you have all the rights of property ownership. You have the right to use, occupy and possess the property, including the right to build on it or otherwise improve it. You may also sell the property or bequeath the property to an inheritor.
On average, any stablished real estate company can obtain your Fideicomiso within 60 days. In some cases, you could transfer title in as little as two to three weeks.
In the past, real estate in Mexico was paid for with cash, and mortgages were quite rare. In recent years however, Mexico’s housing market has become one of the hottest in the world. The increase in foreign investment has resulted in a wide range of financing options for Americans and Canadians. Today, financing on Mexican real estate is easily attainable, and with rates as low as 7%, your dream of owning in Los Cabos may be closer than you think!
